The nearest official weather station, Tampa International, records a 1991 to 2020 normal of 3,611 cooling degree days a year. Cooling is effectively the entire load here.
What that means in practice: a compressor here does in one year roughly what a compressor in Georgia does in two. Manufacturers quote service life in calendar years, but equipment wears out on runtime, and runtime here is close to double the national picture.
Twice a year, not once. Most national advice says annual maintenance, which is written for climates with a real winter. Here the cooling side needs attention before the season that will run it for eight months, and the heating side needs its own check, because heat pumps and electric strip heat sit idle for most of the year and then get asked to work on the first cold night in December. That is when the calls come in.
If a contractor’s tune-up is a filter change and a look at the thermostat, that is not maintenance, and it will not satisfy a warranty claim. Here is the real scope of work.

Every visit should end with a written record of what was done. That record is not paperwork for its own sake. The next section explains why it matters more than most homeowners realise.
This is the argument for maintenance that almost no one makes clearly, so here it is in plain language, quoted from the actual warranty document.
1. You have 60 days to register. Trane’s base limited warranty states that products “must be properly registered online by the Purchaser within sixty (60) days after the Commencement Date.” Miss that window and you drop to the unregistered term. That is not a rounding error:

2. The warranty requires maintenance by a licensed contractor. The same document: products “must be properly installed, operated, and maintained by a licensed HVAC service provider in accordance with the Product specifications,” and “failure to conform to such specifications and/or instructions shall void this limited warranty.” The warranty separately excludes failures caused by improper maintenance or operation.
3. They can ask you to prove it. Trane may request documentation of preventative maintenance when a claim is made. No records, no evidence you met the condition.
If your system is under warranty and you have no maintenance records, you may be carrying the cost of a compressor replacement yourself without knowing it. A documented maintenance visit costs a fraction of that.
The terms above are Trane’s, because we are a Trane Comfort Specialist and it is the brand we install most. Most major manufacturers use similar language. Check the warranty certificate that came with your own system, and if you cannot find it, we can look up your registration by serial number.
At 85 to 88 percent relative humidity, your air conditioner is not only cooling air, it is pulling water out of it, gallons a day in summer. All of that water leaves the house through one narrow drain line.
Biological growth builds up inside that line. It blocks. The drain pan fills, and if there is a float safety switch and it works, the system shuts itself off and you have a no-cool call on the hottest afternoon of the year. If there is no working switch, the water goes into the ceiling instead, and the AC repair becomes a drywall repair.
This is one of the most common summer service calls in Pasco County, and it is almost entirely preventable: clear the line, treat it, and test the safety switch. That takes minutes on a maintenance visit and it is the single item most often skipped by whoever is selling the cheapest tune-up in the market.
Two things worth knowing before you spend money on your system this year.
The federal 25C tax credit expired on December 31, 2025. The Energy Efficient Home Improvement Credit applied to qualifying property placed in service before that date. There is no federal 25C credit for HVAC equipment installed in 2026. If anyone quotes you a job this year on the promise of a $2,000 federal credit, ask them to show you the current IRS page.
Utility rebates are the live incentive. Most of Pasco, Hernando and Pinellas is served by Duke Energy Florida, though some addresses fall under Withlacoochee River Electric Cooperative, so check your bill. Duke pays up to $450 instantly for duct testing and repair and up to $800 for an attic insulation upgrade, plus $300 to $1,000 on equipment replacement depending on efficiency and what you are replacing. A free Home Energy Check is required first, and it can be done online, by phone, or in person.

On the heating side: reversing valve, defrost control, heat strip sequencing, auxiliary heat lockout and safety controls. Every visit ends with a written record.
Does maintenance really affect my warranty?
Yes, and more than most homeowners realise. Trane’s limited warranty requires that products be properly installed, operated and maintained by a licensed HVAC service provider, and states that failure to conform shall void the limited warranty. Trane may also request documentation of preventative maintenance when a claim is made. It also requires registration within 60 days of installation, and unregistered coverage is materially shorter: 1 year instead of 5 on controls, 5 instead of 10 on most parts, 10 instead of 12 on the compressor.
Is maintenance worth it if my system is almost new?
This is when it matters most, because a new system is the one still under warranty. A failed compressor on a system out of warranty is an expense. A failed compressor on a registered, properly maintained system is a covered claim. The records are what separate the two.
My system is 15 years old. Is maintenance still worth it?
Different reason, same answer. At that age the goal is no longer warranty protection, it is getting through another season without an emergency replacement in August, and having an honest read on how much life is actually left.
