Read the two bold rows together. Nearly 63 percent of Hudson homes were built in the 1970s or 1980s. About 90 percent predate 2000, and the median Hudson home was built in the early-to-mid 1980s.

A house built in 1982 is not on its first air conditioner. It is probably not on its second. And the ductwork behind it has very likely never been touched.

That changes what an honest service call looks like here. In a 2015 subdivision the question is usually which part failed. In Hudson the question is usually whether this system is worth another repair, and what the duct system is doing to your power bill while we are in there.

Salt Air Is a Hudson Problem in a Way It Is Not a Pasco Problem

Hudson sits directly on the Gulf. Hudson Beach and the neighborhoods around it are threaded with more than 25 miles of man-made canals, cut through in the late 1950s and 1960s when the waterfront was developed.

Salt air corrodes condenser coils and the aluminium fins around them. On a canal-front or near-shore home a condenser can lose efficiency and fail years earlier than the identical unit five miles inland, and it shows up as it just is not cooling like it used to long before it shows up as a breakdown.

Three things matter if you are west of US 19 or on a canal.

Rinse the outdoor coil. Fresh water, gently, on a schedule. Not a pressure washer, which folds the fins flat and makes it worse.

Ask about coil coatings and coastal-rated equipment when you replace. It costs more up front and it is the right call within sight of the water. It is the wrong call three miles inland, and we will tell you that too.

Have the coil inspected, not just the refrigerant checked. A corroded coil and a low charge produce the same complaint. Only one of them is fixed by adding refrigerant, and a contractor who tops you up every summer without looking at the coil is selling you the same afternoon twice a year.

Florida does not have much winter, which is exactly why heating fails here.

Your heating side sits unused from March to December. Then the first genuinely cold night arrives, the whole county switches on at once, and the systems that have been idle for nine months are the ones that do not start. That is not bad luck. That is what happens to equipment that never runs.

Most Hudson homes of this era have one of two setups.

Electric strip heat, common in homes built through the 1990s. It works, and it is the most expensive way to heat a house ever invented, because it draws resistance-heating current at full rate every hour it runs. If your December and January bills spike and you have never understood why, this is usually the answer.

A heat pump, which heats far more efficiently but has more that can go wrong: the reversing valve, the defrost control, the auxiliary heat lockout. A heat pump that has quietly been running on auxiliary strip heat all winter will cost you a fortune and still keep the house warm, so nothing looks broken.

Mini Split and Ductless Service in Hudson

Ductless systems have become common in Hudson for reasons specific to the housing here: additions built onto 1970s and 1980s homes, converted garages and Florida rooms, workshops, and older houses where running new duct through the existing structure costs more than the equipment does.

Ductless units need their filters and blower wheels cleaned far more often than people expect. The indoor head is a fan blowing across a wet coil in a humid climate. It grows biological film. That is what the smell is, and it does not go away on its own.

A mini split is not automatically the answer for a whole house. For an addition or a single problem room it is often the best option available. For a full replacement it depends on the layout and on the condition of your existing ductwork. We do the load calculation and tell you plainly which one you are.

Maintenance, on the Schedule This Climate Actually Needs

Twice a year in Hudson, not once. Once-a-year advice is written for climates with a real winter. Here the cooling side runs most of the year and the heating side sits idle and then gets asked to work on the coldest night, so each needs its own check.

What a visit covers, and what you should hold any contractor to: coil cleaning, refrigerant charge verified by superheat and subcooling rather than by guess, condensate drain cleared and the float safety switch tested, blower and airflow, electrical connections, capacitor and contactor tested under load, amp draw on the compressor and fan motors, thermostat operation. On the heating side: reversing valve, defrost control, heat strip sequencing, auxiliary heat lockout and safety controls.

The condensate drain matters more here than most homeowners realise. In Hudson humidity your system pulls gallons of water out of the air every summer day and all of it leaves through one narrow line. When that line blocks the pan fills, and if the float switch works you get a no-cool call on the hottest afternoon of the year. If it does not, the water goes into the ceiling and the AC repair becomes a drywall repair.

A Note on Utility Rebates

Pasco County is split between Duke Energy Florida and Withlacoochee River Electric Cooperative, and Hudson sits near the boundary. WREC’s district office for this area is in fact named the Bayonet Point office, so a good many Hudson addresses are on the co-op. There is no published street-level map and we are not going to guess at yours.

Check the top of your power bill. Whichever one it says, tell us, and we will tell you what is actually available on the equipment you are considering. Both run efficiency rebate programmes and both change them, so we quote what is live now rather than what was live last year. If the rebate still leaves a gap we offer financing.

One thing that is settled: the federal 25C tax credit expired on December 31, 2025. There is no federal 25C credit for HVAC equipment installed in 2026. If a contractor quotes you a job this year on the promise of a $2,000 federal credit, ask them to show you the current IRS page.

Why does my heat not work on the first cold night?

Because it has been sitting unused since March. The heating side of a Florida system gets nine months off and then gets asked to perform on the coldest night of the year. That is exactly why we check it separately in the autumn instead of only servicing the cooling side.
